There are 5 reasons a home sells: Price, Marketing, Terms, Location, and Condition. Today we’ll talk about part of the “terms”, which is a catch all for additional criteria. Included in terms would be things as showing instructions, offering to pay closing costs, closing date, appliances to convey, etc.

One challenge I’ve had to deal with over the years is getting into homes where I have to schedule an appointment with a non-responsive agent or seller. Obviously, an appointment well in advance may be necessary if there are pets are children we need to work around. However, as a seller, don’t make it any more challenging to show the home than need be.

Vacant and show anytime are the best. Next best would CCTSOS (agent code for Courtesy Call to See or Show), then the appointment through the seller, and worst is appointment through the agent. Don’t have calls go through the agent if it can be avoided at all, it’s easier to eliminate the middle man.

If you come across as difficult on the front end, before the buyer ever gets into the home, the agent and the buyer will already be looking for reasons to not buy your home instead of focusing on the features they do like.
